For Sale $35,500, Location Sustainable Location! Historic Adobe House on the edge of the historic town of Arivaca, AZ. Must sell due to health reasons. Arivaca is the oldest continually inhabited town in Arizona, located approx. 1 hour southwest of Tucson. Arivaca is surrounded by the Coronado National Forest, State Land and Buenos Aires National Wildlife Refuge. This is one of the last old adobes, structurally sound in Arivaca dating approx. somewhere between1880 - early 1900s. Renovations on the house and grounds began 4/2012 and continue.
 
The main and original section is 264 sq. ft. and the addition as it is referred to in the national archive is 180 sq. ft. Plenty of room and possibilities to expand. Sound, 18 thick adobe walls keeps the house cooler in summer and warmer in winter. Wood stove heat.
 
Focus has been on the main original part of the house and I have only gutted the addition (as referred to in the Historic American Buildings Survey, photo by F. D. Nichols, Photographer, dated January 1938 /pictures/item/az0052.photos.008003p/). Thus far on the main section I have installed a new steel roof, installed energy efficient windows and doors, new lintels, repaired the exterior stucco but have not painted it yet, began running new ac electric (not hooked up to the grid), pressure washed the rafters from the original flat mud roof (a pitch roof was built over the original flat mud roof) and poured an interior concrete floor ready to be stained or tiled to your liking. The floor in the addition is concrete. I have installed new water lines, new hose bibs and septic ABS. There is a legal septic tank. There is a new perimeter field fence. I am on solar, however, hooking up to Trico Power would be a simple matter.
Sustainably minded persons will appreciate the drylands permaculture gardens with earthworks to harvest monsoon rainwater. The property has a gentle slope north to south, perfect for water harvesting. A small pond has been dug on the west side of the property and has been partially lined at this point. The pond acts as a water catchment reservoir and for cooling the house. Many large mesquite trees, also locust and hackberry.
The property is located on the outskirts of Arivaca, still within the town limits, and is on town water. The property consists of 5 town lots in two parcels, approx. 1/2 acre. To the south of this property is Buenos Aires National Wildlife Refuge land and Arivaca Creek. To the east is grazing land for a local ranchers horses. Private and beautiful.
I have not applied to the historic registry as of yet. However, if the house/property were to be added to the registry, they might contribute funds for renovations, taxes would be lower and the property would increase in value. See SHPO website for more info on applying.
The community of Arivaca is strong, active and supportive. The residents are eclectic, including many artists and writers. We have a wonderful library, part of the Pima County Library System. We have the Arivaca Community Center, The Arivaca Artists Coop, The Arivaca Action Center, Arivaca Human Resources, US Post Office, The Mercantile offering groceries and gas, and The La Gitana, our local watering hole, with a lovely patio, that often has live music and events. Arivaca.com provides Internet services. We also have a wonderful veterinarian who still makes house calls and many experienced trades people.
